The UAE Golden Residency gives qualifying investors, entrepreneurs and specialised professionals a 10-year residence permit that renews automatically without a sponsor. For many internationally mobile people, the most relevant routes are a UAE property investment of at least AED 2 million, qualifying public or business investment, an eligible entrepreneurial venture, or a senior professional role meeting the programme criteria.

The important detail is that the national rules are not always the whole application story. Local authorities can set documentary and processing requirements. Dubai property investors, for example, should check Dubai Land Department requirements as well as the federal ICP rules before relying on a mortgage or purchase structure.

UAE Golden Residency 2026: the main routes at a glance

These are simplified entry points, not a substitute for the category-specific evidence required by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP).

How does the AED 2 million property route work?

ICP says a real estate investor may qualify by owning one or more properties in the UAE with a combined value of at least AED 2 million. The property must be registered in the investor’s name. Federal guidance allows financing through a loan from an approved local bank.

ICP also recognises qualifying off-plan property. One or more off-plan units may count if their total value is at least AED 2 million and they are purchased from an approved local real estate company authorised by the competent local authority.

Health insurance is required for the investor and family members throughout the validity of the residency.

Dubai has an important mortgage requirement

Dubai Land Department’s current Golden Visa investor service says a property must have had a purchase value of at least AED 2 million. For a mortgaged property, its service page asks for a bank letter showing the paid amount and outstanding balance, and states that AED 2 million paid must be evidenced.

That wording is more specific than the federal ICP summary. If you are applying through Dubai with mortgaged property, follow the current Dubai Land Department service requirements rather than assuming that any AED 2 million financed purchase automatically satisfies the local application test.

Dubai Land Department currently lists a total of AED 9,884.75 for its 10-year investor residence service, including medical examination, Emirates ID, residence permit confirmation, DLD and administrative fees. Fees can change, so check the service page immediately before applying.

What counts as a public or business investment?

ICP lists several ways an investor can meet the public-investment route. These include a financial deposit of at least AED 2 million with an investment fund or national bank operating in the UAE, establishing a UAE company with capital of at least AED 2 million, or holding a partnership share of at least AED 2 million.

There are also tax-based routes for owners or partners of businesses making substantial federal tax payments. ICP currently refers to at least AED 250,000 a year in qualifying federal tax contribution.

For this category, ICP says the invested capital must be fully owned by the investor and must not come from a loan. Applicants must provide evidence of the source and ownership of the capital.

What are the Golden Residency rules for entrepreneurs?

An entrepreneur may qualify through one of several programme tests. ICP says the applicant can be an owner or partner in a UAE-registered SME in an approved field with annual revenue of at least AED 1 million. Another route is approval of an entrepreneurial venture idea by an accredited business incubator, the Ministry of Economy, ICP or a relevant local authority.

A founder can also qualify where one or more previous entrepreneurial ventures were sold for a combined value of at least AED 7 million. The entrepreneur and family members must have comprehensive, valid health insurance when applying.

Can senior professionals qualify without investing?

Yes. Golden Residency is not limited to investors. ICP includes specialised professionals working at senior occupational levels. The current criteria include a valid UAE work permit under an approved employment contract, at least a bachelor’s degree or equivalent, and a monthly salary of at least AED 30,000 or the foreign-currency equivalent.

The programme also covers other categories of scientists, researchers, specialists and exceptional talent, often with recommendation or approval from the relevant UAE authority. Applicants should use the ICP category that matches their actual professional status rather than assuming salary alone is sufficient.

Which family members can be included?

ICP says Golden Residency holders can obtain residence permits for a spouse, children regardless of age, and parents. Holders may also sponsor domestic workers under the applicable UAE rules.

Eligible applicants who are outside the UAE can receive a six-month multiple-entry visa to complete Golden Residency procedures. ICP says this can be renewed for an additional six months.

How should you apply?

Start with the official ICP Golden Residency category that matches your case and gather the evidence for that category. Property investors should also check the competent local property authority. In Dubai, the Dubai Land Department publishes the property-investor service process, documents, fees and service channels.

Do not structure a property purchase, company investment or loan solely around a simplified summary of the visa. Confirm the current local requirements before committing money, because documentary rules and emirate-level implementation can differ.

Does Golden Residency make you a UAE tax resident?

Golden Residency is an immigration status. It does not by itself answer every question about personal or corporate tax residence, tax certificates, overseas income or obligations in another country. People with cross-border income, companies or property should check the relevant UAE tax rules and the rules of any other country in which they may remain tax-resident.

UAE Golden Residency: practical questions

Is the property threshold still AED 2 million in 2026?

Yes. ICP’s current federal guide sets the real estate threshold at a combined value of at least AED 2 million. Dubai Land Department also uses AED 2 million for its 10-year property-investor Golden Visa service.

Can a mortgaged property qualify?

Federal ICP guidance allows financing from an approved local bank. Dubai Land Department, however, asks applicants with mortgaged property for a bank letter showing the paid amount and balance and states that AED 2 million paid must be evidenced. Check the authority handling your application before relying on a mortgage structure.

Do you need a UAE sponsor?

No. ICP describes Golden Residency as a long-term residence without the need for a sponsor.

How long does Golden Residency last?

The current ICP guide gives 10 years for the investor, entrepreneur and specialised-professional categories discussed here, with automatic renewal subject to continuing eligibility and the applicable rules.
